House Rules

1. No smoking, burning of incense or combustibles of any kind inside the house.

2. No electric plug-in space heaters / No private 'dorm' refrigerators. The wiring in the house will not support them. There are two large refrigerators in the house. No propane, gasoline or other fuel heaters. They are all illegal & present a fire hazard. Electric blankets or heating pads are OK.

3. No overnight guests / No parties. Because some, if not all tenants will be under 21 no beer, wine or other alcohol.

4. No loud noise or amplified music. Especially quiet & no guest after 9PM & no overnight guest.

5. There are locks on the front and back doors of the house. Tenants please keep the doors locked behind you after entering or leaving.

6. Please use common areas (living room, kitchen etc.) in cooperation with other tenants. Contribute to the upkeep of the house including throwing away trash, cleaning up after yourself when using the kitchen, clearing table and doing your own dishes.

7. Do not leave boxes, clothing, furniture etc. in living room or dining room. This is important to allow the housekeepers to do their job. Personal property left in the common areas may be moved to the 'lost and found' and if not claimed in 7 days may be given to goodwill. You may keep your own kitchenware and food in your assigned area of the kitchen. We provide basic house kitchenware.

8. Housekeeping is done once a week for four hours . Tenants do their own dishes, keep refrigerators clean (discard unwanted food), take out trash etc. If the tenants leave dishes, trash etc. a lot of the housekeeper's time will be spent on these preliminaries. Housecleaning time will not be extended; the more the tenants do for themselves the cleaner the house will be. The housecleaner does not clean in your personal shared room.

9. Tenants are responsible for their own behavior and are expected to follow the laws of the State of California.

 

 

FAQ's

-Can I stay for just a month or so?

No, outside of summer, the lease is for for a school year August 1st through the end of May. No single months or partial semesters are available. Occasionally we do get a resident who leaves in the middle of the year, if this occurs you will see a posting for it on our home page.

Can I stay for the summer ?

- Some summer rooms are available. Summer residents usually have their own room (space permitting). Please inquire about rates and availability

 

-Can I have a friend from home stay overnight or for the weekend?

No. Each house is full enough with the students who are paying to live there. There are motels and youth hostels in town to accommodate your out of town or overnight guest.

 

-Can I have guests?

You can have one daytime guest over for lunch, or study as long as you are in the house with them. No guest after 9 PM. There are nearby coffeeshops and restaurants where one may socialize.

 

-Is there a manager ?

There is a manager in the house adjacent to the property. The manager may enter the house to make repairs, use the laundry facilities, and show the house to prospective tenants. The manager may respond to loud noise, complaints & emergencies. He may enter the shared area's of the house at his discretion. The manager is not there full time; his role is not to supervise the students. As first year or returning college students, tenants are expected to behave with consideration for other tenants and to to follow the laws of the State of California.

-What Must I Bring ?

The house is set up with living room furniture, two leather sofas, buffet, chairs, T.V. and all furnishings.
In the kitchen you will find table & chairs, basic pots & pans, dishes, drinking glasses and utensils. The rooms are set up with beds, a dresser, and desks .

Tenants are required to bring all their own bedding, any special kitchenware they may want, reading lamps, and any small household items for the room that would make them feel comfortable.

Twin Sheets 80" extra long, pillows & cases, and any other bedding you want

Bath and hand towels.

Santa Barbara enjoys a temperate climate with typical daytime winter temperatures in the 60's, and 40's in the late night & early morning. The downstairs living room is heated with a forced air furnace in the evening until 10 PM and again in the early morning, the upstairs bed rooms have no registers. If the tenant is sensitive to cold we recommend extra blankets or electric heating blanket. They can keep you warm throughout the night.

 

-What can I get close by?

There is small neighborhood convenience store one block away. They sell milk, juice and soda, some groceries, toiletries and things you might find at a "7-11" store .

State Street begins four blocks away. You will find restaurants and shopping including a Longs Drug Store, Macy's Department Store and many small clothing and specialty stores. There is a full size supermarket about 5 blocks away.

The Farmers Market occurs most Tuesdays and Saturdays and is about 8 blocks away.

A 'swap meet' occurs every Saturday and has an odd array of used items, some produce, and new items. It is at the High School, 4 blocks away.

Recommended 'To Bring' List:

Any special kitchen or cookware, items else of a personal nature. Extension cords and adapters for electronics. There is limited storage and closet space in the house. Most tenants over pack. We suggest you start light. Later, anything you miss can be purchased in town or sent from home

Bicycle & lock! Bring from home, or purchase new ( there are many bike shops in town) or used (inexpensive ones found on Craigslist, yard sales). The town is bike friendly, many students pedal as their means of transportation. Santa Barbara City College is 1.3 miles away; either a short bicycle ride (be prepared to ride up a small hill as you approach the College) or walk to the central station on Carrillo Street and take the bus. Cars are O.K. to bring but discouraged, parking is tight.
